If Interest Rates Come Down, What Happens to Home Prices?
Waiting for the “Perfect Rate” May Cost More Than You Think
If you are thinking about buying or building a home in Northern Utah, you have probably asked yourself the same question thousands of other buyers are asking:
Should I wait for interest rates to come down? It is a fair question. As of August 27, 2026, Freddie Mac reports that the average 30-year fixed mortgage rate is approximately 6.66%. That is certainly higher than the unusually low mortgage rates buyers became accustomed to several years ago. But there is another side to the equation that buyers cannot afford to ignore:
What happens to home prices when rates finally do come down?
At Heritage Craft Homes, we believe that may be the bigger question.
Rates Have Slowed Buyers - But They Haven't Stopped Home Values. Higher interest rates have undoubtedly taken some buyers out of the market. They have also caused many qualified buyers to sit on the sidelines, continue renting and wait for better financing conditions. Yet Northern Utah home values have remained remarkably resilient.
In the Ogden market, median home prices were still approximately 2.9% higher year over year through June 2026, even with mortgage rates remaining elevated.
Think about what that means. Prices have continued moving upward while many potential buyers are waiting. Now imagine what can happen if mortgage rates begin meaningfully declining and thousands of those waiting buyers decide at roughly the same time:
“Okay. Now I'm ready.”
More buyers competing for the same homes can put renewed upward pressure on prices. That is why waiting for a lower rate does not automatically mean waiting for a less expensive home.
The $450,000 House Isn't Guaranteed to Stay $450,000
Consider a simple example:
Suppose you find a home today for $450,000. You decide not to buy because you hope mortgage rates will be lower in a year or two.
If rates eventually fall, that same home may no longer cost $450,000.
It could be $475,000. It could be $500,000. It could be more. No builder, Realtor or economist can guarantee where a home's future value will be. Real estate markets move up and down, and every buyer's situation is different. But waiting solely for lower rates ignores one of the most important pieces of the equation: You are waiting on both the interest rate AND the future price of the home. You control neither.
You Can Potentially Change a Mortgage Later. You Cannot Go Back and Change the
Purchase Price.
This is something we wish more buyers understood. When you buy a home, your purchase price establishes your starting point.
If financing conditions improve in the future, refinancing may be an option for some homeowners, subject to qualification, costs and market conditions. But if the home you wanted appreciates $50,000 while you waited, you cannot refinance your way back into yesterday's purchase price. That opportunity is gone.
This is why we encourage buyers to think beyond today's payment.
Ask:
Can I comfortably afford this home today?
Is it the right home for my family?
Do I expect to stay long enough for homeownership to make sense?
Does owning this property move me toward where I want to be financially?
If those answers are yes, waiting for a hypothetical perfect market may not be the best strategy.
There Is a Lot Happening in the World - And There Always Will Be
Housing decisions are being made today against a backdrop of inflation concerns, global conflicts, energy prices, elections, economic headlines and uncertainty.
The Federal Reserve itself has acknowledged elevated global uncertainty while also describing U.S. economic activity as continuing to expand at a solid pace.
There will always be another headline.
There will always be another election.
There will always be another prediction about rates, recessions, inflation or housing.
Your family cannot build its future around waiting for the news cycle to become quiet.
It never does.
Instead, build around fundamentals:
A payment you can afford.
A home you love.
A location you believe in.
A quality builder.
And a long-term plan.
That's How We Look at Housing at Heritage Craft Homes
We don't believe in pressuring someone into a home they cannot afford. But we also don't want a qualified buyer to miss years of homeownership because they were waiting for a market that may never look exactly the way they hoped.
If you can buy today, today deserves serious consideration.
If rates eventually come down, there may be opportunities later. If prices increase first, however, today's opportunity may look very different in hindsight.
At Heritage Craft Homes, we would rather sit down with you, look at the numbers and help determine what makes sense for your family. Because sometimes the best time to buy isn't when everyone else finally feels confident. Sometimes it is before they do.
